THE AUCTION PROCESS

Estate Sales

C.G. Turner Auctioneers can book your estate sales, and provide turn-key service. After a date has been selected, our trained staff will begin to setup the items for sale in an orderly manner so they can be viewed easily by the public and arranged in such a way that the items can be sold quickly on auction day. If real estate is to be sold then the selling of both the same day brings more exposure to the real estate than it would normally have by listing it with a sign on the property. When real estate is involved we have an open house day approximately 10 days prior to the auction and we show the property any time prior to the auction.

Business Liquidations

When liquidation of a business is needed or necessary we believe that advertising strategy is extremely important. Selected mail out material is targeted to like businesses. Your life's work and the life's work of the auctioneer is brought together. Expect achievement and satisfaction from the professional auctioneer.

Farm Sales

In many instances the moving and assembling of farm equipment can be long hours of hard work, but necessary for the auction to be conducted in an orderly manner. Our trained staff can assemble and align equipment and in some cases we may have some equipment painted. When selling farm equipment and cattle, an auction will create more interest than most people even dream of. A wise choice is the auction method.

Antiques & Classic Autos

We market antique and classic autos and motorcycles. Few auction generate more interest and excitement than these items.

There are some benefits of choosing an Auction over the Traditional way to selling.

Auction Traditional
  • Focus is on your property alone.
  • Results in offers in 60-90 days or less.
  • Extensive advertising featuring your property exclusively.
  • Buyers act on your schedule.
  • Auction provides catalyst to promote buyer interest.
  • Realizes the property's true market value.
  • Eliminates guesswork in determining the asking price of the property.
  • All conditions of sale set in advance, thus eliminating negotiations.
  • Property sold without contingencies.
  • All offers are presented to the seller before and during the auction.
  • Property one of many being advertised and shown.
  • May remain on market for months or years.
  • Minimal advertising; heavy reliance on Multiple Listing Service.
  • Little motivation for buyers; you wait for them.
  • Price reduction encouraged to create buyer interest in activity.
  • No limit on upside potential. Upside potential limited by asking price.
  • Seller risks overpricing, and thus seeing little interest, or under pricing and selling for less than the property is worth.
  • Seller must negotiate all aspects of sale.
  • Contingencies are common.
  • Few offers are received, multiple offers at one time are rare.

Selling Advantage

By mounting a focused marketing advertising campaign, we'll get the attention of qualified buyers. When the auction day arrives, you'll know you have the strongest group of qualified bidders possible.

You have control over the sales process. You set the date and time of the sale, as well as the terms and conditions. Because potential buyers know you are committed to sell on a specific date, they do their homework in advance and show up prepared to bid, freeing you from the hassle of dealing with insincere offers and contract contingencies.

You will get maximum exposure. By compressing the sales period, we can carry out a more aggressive marketing strategy, providing maximum visibility for your property. In addition, we can tailor our campaign to reach the target market most likely to be interested in your property.

You will get a fair market price for your items. An auction establishes the real market price. In fact, an auction is the purest method for establishing the true market price based on the "highest and best" use of the property.

You will eliminate the cost of carrying your real estate property. A property that remains on the market for an extended period can become a serious drain on the owner and the owner's equity. Mortgage payments, maintenance, taxes and insurance can add up to thousands of dollars a month for some properties. C.G. Turner Auctioneers will get you the highest price possible for your real estate and personal property items.

We give your property the advertising exposure it deserves with
quality service, excellent advertising, and 26 years' experience!
